There are many different types of borrowers in America. Many immigrants in America do not have a Social Security number and most have a limited credit history. These potential borrowers are oftentimes disqualified by traditional banks, credit unions, and lenders from obtaining a mortgage loan. This is because this type of borrower is often viewed as “High-Risk” and these loans are often not saleable on the secondary market. Without any viable lending solution, many immigrants have to wait an unreasonably long period of time before they may even consider purchasing a new home. If they are able to find a loan program to work with them, often it is in a Portfolio product that offers high interest rates and less that favorable terms. While a majority of skilled, employed immigrants may be looking to buy a new home instead of renting, but they may not possess a Social Security Number and therefore, their options are limited. Without these options and access to affordable homebuying options, homeownership in America is an out-of-reach dream. Many families and individuals are unable to take advantage of the benefits of homeownership. These benefits include planting roots in a community and establishing stability, financial benefits, tax benefits, safety and security, consistent access to reliable educational and medical services, and finally – pride of ownership. The true facets of the “American Dream”.

Because of these issues, there are now programs available for those immigrants and others looking to purchase a home using a loan with an ITIN number. Is this possible? With many programs that we can offer, the answer is simply – Yes!

These programs are available to those skilled workers living in the United States that have generally undertaken the following steps:

  1. ITIN Borrowers are living in the United States, but may not be able to document their legal status.
  2. ITIN Borrowers have filed and obtained an ITIN number which is very similar to a Social Security Number.
  3. ITIN Borrowers have been filing tax returns for a minimum of two years using the IRS Issued ITIN number.

These programs are designed to help a borrower obtain a loan with an ITIN number, but no social security number. In many cases, lenders are able to offer 85% to 90% Loan-to-Value on the property (LTV).

How Do I Apply for a Loan with an ITIN Number?

Once you enter your information, you will be sent a Full Application Link and contacted by a qualified mortgage loan officer or team member to confirm some details in your application. They will ask basic questions about the purpose of the loan, what areas you are looking, and what types of features you are looking for in a new home. They will also talk with you about the required documents we need to have in order to submit a complete loan application. Some of these documents include Tax Returns, a copy of the ITIN number, and paycheck stubs or W-2 received over the past 2 years, and any support bank statements showing assets.

The Individual Taxpayer Identification Number (ITIN) is issued by the Internal Revenue Service (IRS) to Foreign Nationals without Social Security Numbers for Tax-Filing Purposes, whether or not they are legally present.

These documents will need to be ready to transmit to your loan officer as soon as possible so we can work on getting the loan underwritten and a pre-approval issued. Because of the complexity of this type of loan, we suggest being as prepared as possible.
